Step by Step Process

At My Later Life Planning, we know that planning for the future can feel a bit like climbing a mountain or some ridiculously steep stairs. But don’t worry; we’re here to make it a walk in the park! We’re all about providing simple, clear information so you feel confident every step of the way. As award-winning proud members of the Equity Release Council, our top priority is to keep this process as caring, clear, and pressure-free as possible; we are on your side, getting you the right deal from the lenders.

Step 1: Start with Our Equity Release Calculator

Take the first step with our easy-to-use equity release calculator. Think of it as a friendly peek into your potential - how much could you release? Just fill in the basics and Ta-da!

You get an estimate. It’s quick and private, and there are no obligations. If it’s not what you thought it would be, all we can say is we tried.

Step 2: Get in Touch - Your Way

Whether it’s a call, email, or even a quick WhatsApp message, we’re ready to chat when you are! You can also request a free info pack that’s chock-full of information to browse through at your own pace. There’s zero rush—just solid info to help you start this journey.

Step 3: A Friendly Chat with one of our advisors

Once you’re ready, one of our friendly advisors will give you a ring at a time that suits you. We’ll discuss how equity release & Later life mortgages work and if it might be the right choice for you. We will discuss if you want to make repayments. This isn’t a sales call; it’s an easy-going conversation about what suits you best. We won’t think any of your questions are silly; we’ve heard them all over the years. If we believe a later-life mortgage is not a good option for you, we will let you know at this point.

Step 4: Check if You Qualify

If a later-life mortgage and equity release sounds like a fit, we’ll run through a few simple questions to ensure everything lines up. If it’s not quite the right option, we’ll tell you - no strings attached!

Step 5: Home Visit with a Trusted Advisor (Tea and biscuits optional!)

If everything’s looking good, we’ll arrange for one of our fully qualified, polite, smartly dressed, easy on the eye, great, knowledgeable (have I said enough... ) Equity Release Council-approved advisors to visit you at home. This is a no-pressure meeting, and you can invite a family member or friend to join. We’ll answer all your questions, listen to your needs, and ensure you’re comfortable with every step. And yes, we’d never say no to a nice cup of tea!

Step 6: Finding the Best Product Just for You

Now that we understand what you need, your advisor will search across the UK market to find the perfect mortgage, equity release interest rate and product for you. This isn’t a one-size-fits-all deal; we’re here to find the best solution for your unique situation. Please think of us as your comparison partners, where we look around for you and get you the best rate we can.

Step 7: Reviewing the Paperwork Together

If you decide to go ahead, we’ll meet again to go through the paperwork in detail. No legal jargon or rushed signatures—just a clear, step-by-step guide to everything you need to know. Bringing a friend or family member along for extra support will never pressure you into anything.

Step 8: Final Compliance Check

Before anything is finalised, our compliance team will double-check all the details to ensure everything is exactly right. We will submit your application to the lender only once you’re 100% comfortable.

Step 9: Submitting Your Application

Once the checks are complete, we send off your application! (This sometimes needs to be sent the old-fashioned way by post.) The lender will review everything, and then it’s time for a quick property survey like any regular mortgage. This survey helps confirm the final offer, which we’ll explain in detail so you’re in the know at every turn.

Step 10: Property Valuation and Loan Offer

Once the surveyor’s report is in, the lender will make an offer confirming how much you’re eligible to release. We’ll be there with you to explain the terms so you’re comfortable and informed before moving forward.

Step 11: Legal Process and Receiving Your Funds

Next, your solicitor handles the final legal checks, and once everything’s squared away, your funds are transferred to your bank account. Most of our clients complete the entire process in around 6-8 weeks, but we’ll keep you updated if anything needs a bit more time.

What Affects the Process Timeline?

We aim to get things done in 6-8 weeks, but sometimes things move faster - or slower. Here’s what can help speed things along:

  • Quick Document Submission: Send us your ID and proof of address as soon as you can.
  • Flexible Appointment Times: If you’re available for appointments, it can keep things rolling.
  • Good Communication: Responding to messages or questions quickly helps avoid hiccups.

And a few things that can sometimes cause a slight delay:

  • Property Complications: Issues like unregistered properties may take a bit more time.
  • Missing Information: Missing important details early on can slow things down later.
  • External Delays: Surveyors or lenders may sometimes need extra time.
